Construction Update

The end of April saw the end of construction for the internal subdivision. The footpaths and driveways have been completed, as well as other final miscellaneous items such as the fencing between private lots and the Council reserve. Lots and final battered areas have been levelled with appropriate topsoiling and are now ready to be seeded via hydro-seeding and direct drilling method. Required rectifications on the kerb and drainage infrastructure is also nearing completion.

An inspection with Council to formalise the completion of the internal subdivision is the next step, which is due imminently.

The only remaining item left to complete is the construction of the wetland. The unexpected discovery of cultural heritage artefacts within this wetland works area has led to further consultations with the Wurundjeri Tribe and is likely to require additional salvage works within our works area. To help minimise any further delays that this and the final outfall solution may cause, negotiations have begun with the authorities to allow a Statement of Compliance of the overall subdivision, pending the wetland outlet completion.

Depending on these negotiations, we are aiming to achieve a Statement of Compliance date by the end of May/June, which will lead to a settlement date in July/August 2016.

Reserve Fencing

Last week construction commenced on fences on boundaries to Stage 1 lots that adjoin reserves at Mullum Creek. This fencing is of a simple, open, rural, post and wire style. The Mullum Creek website Data Room contains our Design Guidelines and Fencing Guide that detail construction methods to be adopted for both reserve and inter-lot boundary fencing and privacy screening. White Mahogany fence posts and strainer rails were selected for their high in-ground durability, strength and natural rural appearance. They have been sourced from native forest, managed with FSC certification by Australian Sustainable Timbers.

Inter-lot Fencing
We are currently negotiating with a local not-for-profit social enterprise to act as retailer for fencing timbers that meet the requirements of Mullum Creek’s Design Guidelines and Fencing Guide. You will find the timber from this retailer to be very suitable and well priced for your inter-lot fencing.

We were delighted to receive the following comments from Richard Tan of Lot 55 regarding Mullum Creek fencing:

“When I saw the Mullum Creek development for the first time, I fell in love with it as it was such a beautiful sight, with views across the undulating landscape and gum tree forest in the background with the creek running across… I was told that it was going to have traditional farm-like wire fencing with wooden poles.
I was so pleased with that decision, as it will preserve the views that one can see throughout the development without the ‘wooden planks’ planted across each house… The whole area is going to be so beautiful with real open spaces encompassing every individual property. The feeling of nature surrounding you with uninterrupted views; a real sense of becoming one with the surrounding beauty.”

Keeping Chickens in a Suburban Backyard – Maria Ciavarella
Part of Manningham City Council’s Smarter Living Program, learn how to keep and maintain chickens in a suburban backyard with Maria Ciavarella from ‘My Green Garden’. Chickens make great pets. They roam the garden and assist with maintenance of weeds and bugs, eat all the leftovers, make wonderful composters, and provide you with fresh eggs for breakfast.

Park Orchard Farmers Market
A community organised farmers market run by the Park Orchards Ratepayers Association and Park Orchards Lions Club selling fresh meat, fish, poultry, dairy, fruit, nuts, berries, vegetables, herbs, breads, wines, oils and condiments.

The New Joneses – Tamara DiMattina
Part of Manningham City Council’s Smarter Living Program, ‘Living like the Joneses’ teaches you how to do more with less, think about where stuff comes from and where it goes whilst maximising resources and minimising waste. Tamara is the founder of the ‘Buy Nothing New Month’ and the ‘New Joneses’campaigns. Influenced by her travels to Antarctica and Mumbai, India, Tamara has directed her professional public relation skills to become a leader and advocate for waste free, smarter living.
